WHAT’S INCLUDED:

5-hour private rental of our open-air Rooftop Deck with seating for 15 to 20 guests (your choice of two layout options), all set against spectacular cliffside views in a relaxed, stylish setting. Starting at $250 USD.

Deck Furniture Layout Options:

  • Option A (Cocktail Style):
    A mix of lounge daybeds, bar stools, and casual seating for up to 20 guests

  • Option B (Banquet Style):
    Tables and chairs arranged for seated dining for up to 15 guests

Important Information

  • The Rooftop Deck is located on Level 3:

    • 2 flights of stairs down from 19 Maxwell Hill Road

    • 3 flights up from 19 Moravian Gardens

    Not suitable for guests with mobility issues.

This is a self-service, self-check-in rental — no staff is stationed on site.

  • No kitchen, fridge, or freezer access is provided.
    You must bring all food, drinks, and supplies needed for your event.
    (We do not supply decorations, tableware, lighters, napkins, cups, or ice.)

TERMS & CONDITIONS:

Important Notes:

  • Only listed furniture is provided. We do not supply decorations, tablecloths, cutlery, lighters, candles, plates, napkins, cups, ice, or additional furnishings.

  • You may move or bring your own furniture, but must return provided items to their original placement to receive your $100 USD refundable damage deposit.

Guest Requirements & Accessibility

  • Must be 18 years or older to book.

  • The property is built into the cliffside and spans 5 levels. The pool is on Level 1, requiring four flights of stairs down from 19 Maxwell Hill Road or one flight up from 19 Moravian Gardens.

  • If you have mobility concerns, this property may not be suitable.

  • This is a self-check-in property with no full-time staff.

  • Interior renovations may be ongoing on Levels 4 and 5, Monday–Friday, 10 AM–6 PM. Some noise may be present.

Payment Terms:

  • A 25% non-refundable, non-transferable deposit + $100 USD refundable security deposit is required to book.

  • Final balance is due 10 DAYS before your event.

  • Unpaid bookings by the deadline will be canceled without refund.

  • All payments are in USD and processed via PayPal/Stripe. Your bank's exchange rates and fees may apply.

  • A $100 USD change fee applies to confirmed bookings that are rescheduled.

  • Up to 10 additional guests are allowed for $5 USD per person over the 40-guest limit.

Security Deposit:

  • The $100 USD deposit will be refunded within 72 hours post-event, provided no damages occur and the space is returned clean.

Guests are responsible for any damage beyond the $100 deposit.

Available Time Slots

Your rental includes a complimentary 30-minute setup/clean-up window before and after your event. Additional time is available at $25 USD/hour.

  • Brunch: 9:00 AM – 2:00 PM

  • Lunch: 11:00 AM – 4:00 PM

  • Dinner: 5:00 PM – 10:00 PM

No access to pool or apartments is included with Rooftop Deck rentals.

By booking, you confirm that you’ve read and agreed to all terms and conditions outlined above.

Neighborhood Rules:

  • Events must end by 10 PM.

  • Parking for up to 12 cars is available at the top entrance. Additional cars: USD 5 each.

  • Do not block neighbors’ driveways.

  • No loitering or noise in the neighborhood after your event.

  • EV charging is available at an extra cost.

Music Restrictions:

  • Loud music, DJs, and large sound systems are not allowed.

  • A Bluetooth speaker is available free of charge. Must be returned in working condition to receive the deposit.

Safety Guidelines:

  • No lifeguard on duty. Guests may bring their lifeguard (does not count toward guest total).

  • Parents must supervise children at all times.

  • Waterslide available upon request and must be used only by children between 40–175 lbs, under adult supervision.

  • Guests must follow all current government health and safety regulations.
